After 12+ months of living in our DSH Custom Home, we can say with full confidence: Derek and his team have earned every bit of this 5-star rating.From the start, DSH welcomed our involvement. We were highly engaged throughout the entire process, and Derek worked with us when there were opportunities to save by sourcing certain finish-out items on our own. That kind of flexibility and partnership is rare.One thing that gave us real peace of mind: the foundation and structure were fully engineered — a step many builders skip. That investment in quality shows. In over a year of living here, we've had exactly one nail pop. One. That speaks volumes about the quality of the build.Derek and his team kept us well-informed every step of the way. One piece of advice for future DSH clients: have ALL of your finish-out decisions made well before you think they'll be needed — colors, lighting, plumbing fixtures, flooring, everything. When DSH asks, they need answers quickly, and any hesitation on your end can cause real delays in the build schedule. Get ahead of it.On the budget side, Derek will include a 10% contingency, and he was genuinely conscientious about keeping us within that number throughout the build — flagging decisions that could push us over and helping us find ways to stay on track. That said, DSH will consider anything within the contingency to be "on budget." Our honest advice: mentally plan for 15–20% overage. Custom homes involve real decisions with real costs, and being financially prepared for that range will make for a much smoother experience.Overall, DSH Custom Homes delivered a quality-built, beautifully finished home with transparency, collaboration, and accountability — before and after closing.
