I had Canterbury Property Reports conduct an inspection on a property that was less than two years old. During the pre-inspection, I was horrified to discover several defects that had been completely missed in the report. One major issue was the state of the cladding around the north-facing windows. There were eight locations with noticeable degradation, yet this was not mentioned in the report.After settlement, further inspection revealed that the trim had not been sealed at the bottom, causing water ingress. This is a significant violation of the NZ building code, as cladding materials, although treated, still require sealing with paint to last the required 15 years. For the house to gain Code of Compliance, this should have been addressed, giving the vendor grounds to have the builder rectify it. If this had been identified in the report, we could have ensured it was corrected before settlement, with the vendor liable for the resolution. Now, we have to fix this post-settlement.Additionally, a major crack in the plaster in the lounge was also not identified in the report. Overall, the report lacked significant details. Given the condition of the rest of the house, I expected far more attention to detail. When I reached out to the Managing Director, he was very unhelpful and claimed that this level of oversight is standard for a house less than two years old, which is completely untrue.
