I engaged Simon for a building and pest inspection when purchasing my property. At the time, the premium report stated everything was satisfactory, with only minor cosmetic issues noted. Less than a year later, I’ve had to bring in a structural engineer who identified major concerns that were completely missed during the inspection.These included signs of slab movement, lack of expansion joints, erosion under the pool, poor workmanship, and improperly installed roof flashings — some of which are already causing visible damage and will now require significant repairs at my expense.It’s incredibly disappointing that none of these were flagged, nor was there any recommendation for structural consultation. While I understand no inspection is exhaustive, the scale and visibility of some of these issues should have warranted at least a note of caution or further investigation.I would strongly recommend that future buyers consider getting a second opinion or engaging a structural specialist alongside the standard inspection.
