STAY AWAY from "On The Mark Property Management"!I would not recommend On The Mark Property Management based on my experience as a property owner.At the end of my management agreement, I expected a clear accounting and return of the money remaining in my property account. Instead, I am still trying to determine what happened to money that I have never received back.Mark held a $1,000 owner reserve of my money. I also personally paid $624.34 for floor, wall, paint, and tub repairs. Mark told me in writing that the tenant was charged for those repairs and that the $624.34 was credited back to the property's account. He also told me that the $1,000 owner reserve "was not spent on a single expense or set of expenses" and simply remained part of the property's available balance.THE PROBLEM is that I never received the $1,000 reserve back, and I never received the $624.34 repair reimbursement back.I repeatedly asked Mark to show me exactly where this money went. I specifically asked him to identify the transaction showing the $624.34 reimbursement and to explain what happened to the $1,000 reserve. Instead of answering those questions, he told me that he had "no additional information to provide."He has not responded at all. I have also called repeatedly, and my calls have been ignored/not returned.I find this extremely unprofessional. As a property owner trusting a management company with my property and my money, I should not have to chase the broker for weeks just to get an explanation of where my money went.This isn't simply a disagreement over an accounting entry. I have specifically asked them to show me where my money went and why money that was supposedly credited back to my property account was never paid back to me. They have not provided that explanation, and they have now stopped communicating with me.Mark is also so incredibly incompetent that the sent someone out to fix a sprinkler on the HOA property and then charged me for it.Based on my experience, I cannot recommend trusting On The Mark Property Management to manage an owner's funds.

DO NOT USE THIS COMPANY! My roommates and I lived in their townhome for over 5 years with over $1500 for a deposit. When we moved out we initially were told we got just over $200 back. We left a couch, a small table, and regular wear and tear. We cleaned absolutely everything before we moved out. So apparently a couch, a small table, and a couple light bulbs cost over$2K. These people are privacy invading crooks. The next day we get an email saying they aren’t giving us any of our deposit back. Do not, for any reason, rent with this company or associate with them for any reason. They are crooks and will rob you blind.

I own several rental properties in Utah County and have used Mark Cheney from On The Mark Property Management to help me manage those properties. Mark is awesome. He knows the real estate rental market here in Utah. He is a great communicator . I know if I need to talk he is aways available. He takes care of all the problems with my units and always gets good tenants. If you need a property manager I would highly recommend Mark Cheney...Kitty is great also..
