First, let me start off this review by saying that the business owner, Antonio is a great guy, affable, on-time and works hard to achieve a good result. This review is based on two years of employing his company to pressure wash our home.Last year I believe we were charged $375 to wash our two-story 2475 square-foot home; it’s not a large home by any means, I’d say it’s moderately sized. The price included our rear patio which measures 12x12. This year when I contacted Antonio he said that the price to do the house was now $350 and the patio/deck would be an additional $150. I reminded Antonio that our patio is rather small, just 12x12, so I told him that I’d give him $75 for doing the deck for a total of $425.Antonio arrived on-time and even called ahead to say that he’d be three-minutes late.. like I said, great guy.. This year I ran into two problems which I thought customers should be aware of: (1) my house has a small, front-facing, second-story deck measuring only 18x8. When Antonio was finishing up the front of the house, I noticed that he was just shooting water from the ground up onto that deck. I stopped and asked him if he intended to go upstairs to do that deck for me as part of the whole house wash (price) and he then asked if I wanted the (ground-level) front-porch done as well. Now, I was confused, I had naturally assumed that the front-porch was included in the price for the house washing; apparently not. When I replied that, yes, I’d like the deck and the front porch washed he said that’d be an up-charge of an additional $100. Now my “whole-house” price wash had gone from $425 to a whopping $525! My other (2nd) concern was that I had asked not to use any chemicals because I had just paid a landscaper to spruce-up the property and was then told that pressure-washing chemicals can damage the plants. Antonio said that he could use plain water but he later hit some dirty spots and asked if he could (sparingly) use chemicals, again, just as-necessary. I agreed thinking that he’d be using something like the popular “Zep All-in-1 Pressure Wash” detergent (easily found at Home Depot or Lowes) which is not that harmful to plants; instead, whatever he used, and I would venture a guess that it was just pure bleach, smelled so strongly of bleach which no-doubt would kill the plants. To his credit, Antonio said that he applied copious amounts of water to the plants to water-down the adverse affect of the bleach, but just the sheer smell of ammonia was enough to knock you over so I don’t hold out a lot of hope for my poor plants. Be aware that he may be using pure bleach, I can’t say that for sure, but whatever it was had a very, very strong component of bleach. In summary, I wish Antonio nothing but the best, but as a repeat customer I think he’s priced himself out of my league. I first thought the estimate of $425 was high, when it climbed to $525 it became a little outrageous. Antonio offers to come out and give free estimates, which is great, my only caution is that as a potential customer, don’t ASSUME that everything is included in that “whole-house” price. Ask specifically about all of the areas that you wish to be cleaned and get a detailed, thorough price. If I had taken the extra step to do that, I would have never forked over over $500. Secondly, because he doesn’t advertise using bio-degradable or “earth-friendly” detergents it’s likely that the strong bleach component in whatever he’s using will probably damage any plants that it comes into contact with. After paying a lot for landscaping I'm just shaking my head at this one, stupid me.I very much hope that this review serves to help both Antonio and any potential customers seeking his services.
