😀 - Wow what a lovely place to stay in Lyme Regis ! Location is fantastic only mins walk to the Cobb and all the pubs etc on the seafront .Lovely Decor and spotless . Tim and Hannah have put alot of thought into this place . Nice touch putting Milk , teabags and a yummy box of local biscuits and fudge in the kitchen . We seriously didnt want to leave however we have already booked up for the Xmas light switch on in the high street in late November . Big sofa and massive TV and everything you need for youre stay . Perfect :) . 😞 - We didnt like leaving and going home :(

😀 - The style and location of the property was very good and having its designated parking place across the road meant finding somewhere for the car wasn't an issue. Having a bathroom and a shower room each with a toilet meant no queues ! The kitchen was well equipped with a private courtyard for eating as well as the dining room. 😞 - There were a couple of early hours when boy racers made a noise going up the hill.

Great place to stay clean and comfortable very close to the Cobb and the beach I highly recommend the fresh fish shop around the corner the scallops are amazing

we absolutely loved No 12 Cobb road, Lyme regis, beds v comfortable, all mod cons in bathrooms and kitchen, cute sunny little courtyard garden, we stayed here for a rowing regatta, so lots of friends staying in the town so we had them round for drinks on the Fri night and the sofa managed to accommodate 8 of us. we absolutely loved the location, 5 mins walk to the seafront and the power boat club. Also there is an excellent pub next door and a wet fish shop selling delicious crab, lobster etc 1 min walk from the house. It is a lovely house, very relaxing decor. we particularly liked the dining room where we could all eat together. we had a fab time. We are a very fussy group and to note that the place was absolutely spotless. we will be back!

😀 - This cottage was the perfect place for our group of 6 friends. The location, just being around the corner from the Cobb and all the pubs and restaurants, was amazing. Our hosts answered all our questions before arrival in a timely manner so that there was no confusion. We found our parking spot very easily due to their directions. The place was super clean, the bathrooms were comfortable with a good shower (always important we think) and we spent 2 very happy evenings around the large convivial table. We all slept well in the lovely beds. 😞 - I can't think of anything in particular.

We had a fantastic weekend here, amazing location and the photos don’t do the house justice! Spacious bedrooms and living area. Has everything you need. Tim was an extremely helpful and accommodating host. Free parking very close by is ideal, and there is a nearby car park for any extra vehicles.

😀 - Tim was a very helpful owner and his house is beautifully equipped and a lot of thought has clearly gone into making sure there is everything someone would need for a nice stay. The location right by the sea front is so handy and having a car parking space was the icing on the cake. 😞 - Nothing But it would be a good idea to have a hand rail on the steps between the dining room and the lounge as they are quite deep

Excellent location - right by the harbour and very easy walking distance to beaches, cafes, pubs and restaurants. We had a great time (family of 6) in beautiful Lyme Regis, plenty of space in the property, which is modern, clean and well equiped. Tim was very communicative and helpful. Highly recommend.

First time visiting Lyme Regis and the best accommodation by far. Perfect location with easy access to all local amenities. Stunning views from one of the windows out to the sea. We all felt very at home and comfortable in a clean and cosy environment. Perfect space for playing games or having a relaxing evening in. Can’t wait to come back! Thank you Tim.

😀 - The location couldn’t be better. We chose it because we were traveling with an 89 year old, many of the other properties on and near the front in Lyme have a lot of stairs, but No12 is very very convenient for a stroll along Marine Parade, the Cobb, sea front pubs and restaurants, the beaches including Monmouth beach, and if you can take your time walking up through the gardens, the town centre. The house is on two levels and there are a few extra steps here and there as well, but they were manageable and it is very well equipped. There is a walk in shower in the downstairs loo, and a bath with shower attachment upstairs. Some of the ceilings, particularly upstairs bathroom, are sloping so mind your head, but it all adds to the charm. I loved the skylights which could be left ajar for some nice sea air. There is only a nice view from the landing, most of the windows are right next to the hill but traffic noise doesn’t seem to be a problem, we didn’t notice. The kitchen is very well equipped with loads of extra cutlery and crockery, and our hosts left us some milk, tea and local fudge which is a nice touch. The beds are comfy and the rooms beautifully decorated, there’s an enormous sofa to relax on and an even more enormous TV. The living room is a bit dark and the lovely lamp isn’t quite enough but it does look cosy. Dining room area is spacious with 6 chairs and nice and bright when the lamp is on. Parking the car is super convenient, just over the road from the house and so nice to have a space near the seafront, there aren’t many. I would definitely recommend No12. 😞 - Living room a bit gloomy, and I guess the steps between the dining area and living room are pretty steep even for just middle-aged knees! I got a message asking me to strip the beds which I’m not used to having to do but that’s possibly because I had downloaded their own App, I don’t think communication through booking.com ever asks for that! These are niggles though, we loved our stay and I would definitely stay again.
